So we 'helped' move all his belongings to the storage area we have on-site & then gutted the horrible 70's era, heavily 'smoked in' unit to the studs.

Just at first glance, I probably spend much more on my 80's era fourplex on maintenance and repairs than $1,000 per year.

There are rules, like 10% , but maybe the exceptions swallow the rule with older rentals....I have a 80's era fourplex and it had some deferred maintenance, so repairs and maintenance eclipsed the 10% mark in early years (previous owners squeezed all the juice from the property).

I have a 4 unit (all 1 BR) that has a 1940's era "gravity hot water" boiler.

Older home, with 70's era feel but clean and well maintained.

All economic indicators point to us heading for 1970’s era stagflation, recession, inflation, and eventually rising interest rates.

Certainly not top of the line but your typical 1950's era bungalow style neighborhood.
