[Calc Review] Help me analyze this deal

This duplex is in a great location.  It's more like a 3/2 house with a 2 car garage.  And a 1/1 unit on the other side of the garage. Big back yard.  Both units have laundry.  Older home, with 70's era feel but clean and well maintained.  Rentable as is and could do improvements later on.  The house is on a busier 2 lane road but well protected.  And surrounded by SFRs.  

We have money in a 1031 exchange that needs to be used, but we don't want to rush into a bad investment.  We really like where this is located and like a lot of things about it.  Cash flow is good, but ROI concerns us a little.  Is the low ROI a deal breaker?  Is there anything else we are forgetting to take into consideration?
