I am strongly considering Philadelphia as a market to invest in OOS because I was raised in Jersey and I used to be familiar with neighborhoods in the city; I understand things have changed over time, however.

Is there a pre existing loan with that bank with either of you?

I wanted to see what markets have both a relatively high rent-to-price ratio and high appreciation.

In my market, we're seeing a shift from a pre-agreed upon % to provide to a buyer agent to sellers offering buyer agent compensation but leaving it up to the buyer to request how much.

We go to straight to sellers with our marketing the prices our better and the ones that meet our criteria we keep for cash flow and the ones that don’t we wholesale.
