I have a couple of similar properties and yes, they are hard to comp, whether for Rentals or For Sales.But you can't do the multi-year leases, that will kill you....as you know obviously.I agree with @Melanie P., raise the rent to $4k, or whatever it takes, to make the numbers work for you.

It is amazing to see how many articles come out stating what "WILL" happen from folks who probably used an agent and sung their praises on their own transactions. 

Honestly I don't trust posts from people who wrote a total of 3-5 posts on BP and praised anderson frantically without any other comments.

If you protect the quarterback (investor) then you get no praise but if the quarterback gets hurried or sacked the o-line hears about it night and day.

I've had insured's sing my praises to the high heavens because I was able to resolve their issue quickly.

They supposedly have been living somewhere for 1 year and produced a letter from their landlord singing their praises of what great tenants they are  (which we all know anyone could have written). 

Also, praising folks for being correct the last two doesn't make sense.

Praise from previous landlord(not current). etc.
