We have a hospital nearby and some of the physicians work 7-on 7-off and live a few hours away.

For newer investors, they seem to be very high income earners (tech workers, physicians) or have lots of capital but it's tougher to buy here without a lot of money. 

@Albert Hasson I know we see many physicians, orthodontist and dentists who keep working.

It is a good policy, not catastrophic coverage, it compares to the policy I had at my old job except prescriptions are a little more expensive.

Although there are tons of student rentals, there arealso  tons of post-grad students, resident physicians and other faculty and staff (not to mention the non-UI demand) that make great renters for multiple years. 

I had a tenant who was drugged up on prescription meds.

Even as a physician, and I'm not sure I want a medical student or resident doing trauma surgery or open heart surgery on my loved one ;)
