We own a vacation property there and our board is looking to replace our current property manager who is under performing to put it kindly. 

My biggest frustration isn't with the deal failure itself, it's more with the operating performance of the GP and honestly I'm not sure how an LP can really determine this.

Every day I receive calls from out of state investors who paid far too much for their property in my opinion and it always is because they trusted others too much instead of performing their own research.

I fund their deals 100% they make money I charge nothing up front I only make money when they make money we get paid the same day off of the HUDs..

The program is $3000, and I haven't found much online about them.I started out investing in non-performing notes but having trouble obtaining those lately.Thanks,Nicole

How is it performing compared to the proforma?

While I know that return goals are different for each investor and their specific goals, it seems that a bad or low-performing deal for one person might be what another investor is looking for. 

The key is to analyze occupancy rates, seasonal fluctuations, and what type of properties perform best.

I paid the money back in 8 months so I only paid $30 total to borrow from my account.
