While I acknowledge that Long Island may not currently be the most optimal location for the BRRRR strategy, I am eagerly exploring opportunities in the tri-state area, including New Jersey, Pennsylvania (with particular interest in the Poconos), Connecticut, and beyond.

I am originally from PA and still have family there. 

If you are looking to buy in PA, its possible you can qualify for PHA KFIT program that gives you a 5% closing cost forgivable loan.

For example, we do a lot of work within Philadelphia and Pennsylvania (both have different standards regarding legal/safe lead-levels).

Land trusts, in most cases (except in Pennsylvania), are exempt from transfer taxes and reassessments.

Where I operate In PA it is customary to list the rental at 1 months rent and split the commission 50/50 between the agents.
