I was recently able to acquire a property that cash-flowed day one thanks to owner financing. 

I looped in the owner of the company but things are still pretty rough. 

We decided to lower the price and hopefully that’ll create some traction. 

I've been made an offer of 50% down and for me (my Solo) to owner finance the other 50%.

And the split is whatever you decide on. 50/50 is what a lot of people usually do.

I looked at Sapphire pretty hard last year, and made a couple of offers there, but in the end decided it wasn't the market for me.

Personally I like to build with cash to avoid the extra expenses, so I dont actually finance anything until its done and I have decided to hold it.

Bottom line: the tenant doesn't get to decide how to pay you.
