All expenses including HELOC payments (principal + interest) will need to come out of the rental income on a month-to-month basis.I am aware of the recent Orlando ordinance allowing home sharing (http://www.orlandosentinel.com/news/orange/os-orla...), but will not be competing with them.Is this a good time to invest?

I assume a D neighborhood. also its close to 2%. but anything that rents for under 700ish os going to cost you. paint and doors cost the same for a property that rents for 1200, but atleast you can renovate it every year at higher rents.

If you lock yourself in an 18 month L/O you won't be able to sell to someone else for that time, so you are guaranteed to lose that money every month.The way I look at L/Os is that I assume the person is never going to buy it.

They can be safe transactions, they can work, but I have yet to meet anyone, I mean anyone, including attorneys who have boilerplate L/Os, that covered the bases sufficiently.
