@Ethan Borshansky Yes, a 1031 exchange can fund capital improvements, but only on a newly acquired property, not one you already own.

Originally, the entire price of the academy would be refunded if you invested with RTR, but from what I can tell that has now dropped from 100% to only 90% refund (not sure why they dropped it so shortly after launching).

I question when these PE groups start wanting to unload their newly inflated parks who is going to be willing to purchase them with no further upside.
