Spend what’s needed to upgrade with reliable mechanical systems, roof that doesn’t leak, remediate all mold; interior design modernized; in other words a place that will attract a higher income no hassle tenant.  

Modern is all dependent on the area.

They use technologies such as drone flyovers, infrared imaging, and LiDAR.

Does it look like a modern-ish apartment with breezeways and internal stairs, or is it built like a roadside motel with long walk ways along the front.  

In today's competitive real estate market, having modern amenities can set your property apart, making it more attractive to a wider audience.

The seller is out of state and even visited the project a few times to check on the progress which I think helped him feel good about the whole deal as well. technology made the whole process a lot easier in the interim.

From my experience, security has been good, there’s plenty of space around the pools and clubhouse area too, so it’s never loud or crowded, and the HOA appears to also cater to a broader more modern and contemporary audience, to include its Canadian, Brazilian and European guests and investors.
