Find a mentor that can help you through the purchase of your first house hack, and get something you can fix up off market directly from the owner.Use the help of the mentor to find out if it's a good deal and to help you understand if it could work.  

Also, I like mentoring a few people interested at times, but find it very frustrating.

Both of those could put an investor where you are today - unfortunately.I can tell you that I believe I've avoided these types of issues from happening on my deals because I joined coaching programs and had mentors.

Local Real Estate Investor Associations (REIA's) also are a great place to network and find a mentor or someone to walk you through getting started.

I have offered to mentor someone in return for then to bird dog for me.
