My second house was under contract before it was even listed, but the combination of my GC disappearing and having to restart the permitting process for the carport in March right at the start of Corona lock downs dragged that out and eventually feel out of contract.

It needs to be a 30 day notice so I’ll to keep her for all of March.

Funny thing - I was with Compass until relatively recently (March/April 2024) as well.

Nat,Tenant has been unemployed since March and has been receiving unemployment insurance.

We bought our first rental property, a duplex in Portsmouth, VA, in what we assessed was a C neighborhood in March 2023.

We are in the last month of 2024 and usually in December and around January through March properties tend to pop up faster. 

However, that was our first year and we really didn't even get it listed until March.  

This habit alone changed the game for me—I no longer have a mountain of data entry in March. 

Middle of December - March is always our slower season for our short term rentals.
