I just cringe when I think of how these bad actors are probably really going after the Pace Morby tribe of newbies who would fall for this.

The note space is HEAVILY regulated since 2008 and continues to add further regulations which to me is a good thing as there are far too many bad actors in the space. 

I can't help but think there is something more malicious here than just a bad investment by looking at the facts.

The people maliciously destroyed the property.Maintenance costs are much higher due to the tenant knowing that any damage they do, the owner will be forced to repair due to the inspections.

I am willing to go so far as to say they intentionally are seeking investment sources who don't have the means or sophistication to conduct appropriate diligence.Sadly social media has made it far easier for these bad actor capital raisers to get in front of their target audience with ease.

However, I cannot personally call out specific bad actors.

They aren’t being malicious, but most of them seem too new to real estate to know better.

The HML as you know never leave their office.. they collect data just like a bank does order the appraisal and all that jazz we dont do any of it.. we will run criminal though we dont want to be funding any bad actors or dead beats.
