If not I wouldn't bother selling as there is an incredible amount of money lost in buying and selling properties, so you have to make sure you have a plan to maximize the equity and actually have enough. 

Double heck:  Ask them if you are the only client that they lost any paperwork for.

He was shocked it was over and when it was clear I was not going to give him more money and he lost his allowance, he burst into tears. 

Fortunately, we didn't lose money on this property but just broke even.
