The most successful investors I see tend to get laser focused on 1 or 2 strategies in 1 or 2 markets and they get really good at doing the same winning thing over and over.

I joked on another post that I should start a cat tree flipping coaching program (buy cat trees on Amazon then renovate them with top of the line cat toys and decor (Disney theme, bird theme etc and charge more, which is the flip)...someone might actually pay for it lolI agree with you there agents who are licensed and not competent, I attended an open house here and the agent didn't know about non-QM financing.

In general, I price myself 10-15% high outside of my avg lead time, and discount fairly aggressively inside the lead time.This strategy attempts to capture both the planners who will pay a small premium to secure a good data ahead of time, and the last minute deal seekers.In general, it seems many people don’t vary between weekend and weekday pricing enough IMHO.2 ideas I’ve toyed with… in 2+ years I’ve never not booked a weekend.
