I've seen some pretty killer terms for foreign national Canadian loans from RBC bank, if they can meet traditional income qualifications.

Vacancy is the biggest killer with AirBnb (or any) rentals.

It also has the benefit of being local which is great training wheels as you learn how to be a killer host.Now assuming that you mostly want a cool property to stay in sometimes near water and don't want to spend a ton of time managing I really like the outer banks in NC.

. $40/month off works out much better for the tenant, even though they may not realize it, and it's a killer for the landlord

You could be in an expensive market, like LA, but you inherited a property or you got a killer wholesale deal or subject to and the numbers could be very attractive compared to buying off the MLS for full market price in the same market.

Moisture in a bathroom is killer.

Dumb decision that I don't support, but I don't think 1 DUI should be a character killer.
