Syndicators advertise for people on Facebook and other sites because most cannot raise institutional money as to raise institutional money they need to have audited financials, a due diligence report done on them by 3rd party to start.

Examples could include but are not limited to installing new/ improving driveways, clearing overgrown trails/ build sites, demolishing abandoned buildings, property cleanup, extending or having utilities pre-approved, etc.

I find that internet providers, like Comcast, tend to update their technology and offerings to better speeds as customers have higher usage demands.

Also, Bigger Pockets is a great resource, and you will probably be able to find buyers on this site.

Researching on Google, watching YouTube videos, and reading articles I found on the internet regarding the topic I was interested in.

I would spend the $20,000 and have them spec out the site and also do a cost estimate. 

Also, good idea not to put it out there on the internet that you have that kind of equity, that will just attract more scammers!
