Not here to provide an  endorsement or be critical of the lenders on this list but volume is not by any means an indicator I would rely upon when selecting my banking relationships.

Is there something in writing indicating that utility companies will notify you if tenant turns off power or they are turned off for non-payment, and time frame they would notify you?    

The way I interpret the following policy clause is that so long as the property is defined as other than "VACANT" which is the case when the property is being "constructed, altered or repaired", the 30-day time period and vacant status does not apply in this instance: We do not insure any loss at your premises if your dwelling has been vacant for more than 30 consecutive days immediately before the loss and the declaration page indicates an occupancy other than “VACANT“.

A delinquent tenant on month one is indicative of poor screening. 

What I've learned is that population, job growth, and proximity to large cities are surface level indicators but don't always tell the whole story. 

The ownership structure as indicated on the title must match the named insured on the policy to ensure proper coverage.

After doing research on the market (see above noted indicators) and creating an investor deck (mainly to prove to  myself as the main capital provider.

I'm curious what are some hidden problems (new) investors often miss and what are some key indicators that a property needs more than cosmetic fixes?
