Reverse Mortgages (HECM or Home Equity Conversion Mortgage) can be a FANTASTIC tool! 

I had a few phone calls with Pricelabs, and their basic premise was pretty convincing:  "We are going to help you book your rental for as much as we can, as often as we can."

Use tools like AirDNA to research how often properties are booked and consider seasonality so you can take full advantage of peak times.
