They have been managing fine, although not too busy, I guess because of the market.

@Robert Brock, I guess my advice is not really any different than I would say to someone wanting to be a residential wholesaler: you need to add value to the transaction.Often times, having the deal tied up is the value, but more often then not, in my limited experience with commercial wholesalers and residential, the wholesaler has no idea what someone will actually pay, so they tie up a deal at too high a price and then add their fee that turns a bad investment into a horrible investment. 

Esprit: I guess the first assumption is - you still have the asset under the entity right? 

You could try filing a case/judgement against them but I’m guessing they ar leaving the area to screw over the next MTR landlord.

My guess is that it could be structed as one person handles everything locally 'boots-on-the-ground', and the other acts as the investor.Has anyone see or done deals like these?

When you start asking the question, where are we going to get more housing for all of the 20,000 people moving to our valley every year, you look around and say: "I guess I will".Our first project has been over 3 years in process with a handful of friends and my Dad as the primary investor, we are ready to break ground on 17 units of townhomes and multifamily units for sale in West Boise.

Guess I have not done enough in real estate....
