Just offering an opposing viewpoint.My husband and I are both Realtors and a team.We both "share" the non-gendered identity of Malok for internet purposes.I do agree though, that if someone wanted to actually conduct a transaction with another person in this forum, they would provide their relevant information in some form or fashion.

Best to do so in the order that people applied and not out of order.If you start using a gut feel and they want to sue (race, religion, gender discrimination) telling the judge that you had a bad feeling but you do not have a consistent process is not going to work.Better might be to have a property manager who you pay to screen prospects and who will know the lawyers in the metro area.

Good housekeeping is a S-8 rule and poor housekeeping can be a cause for inspection rejection and re-inspections.A single parent with 2 kids of different genders will qualify for a 3 bedroom unit and can be ideal tenants as there are only 3 people in a 3 bedroom unit.

Most areas of the country now have local rules governing how many unmarried people can occupy a room.For example, some areas say you can't put more than two kids in a bedroom and they must be the same gender.So, if you have a two bedroom house or apartment for rent and someone comes to you with 4 kids, as long as they are all the same gender or split 50/50 you can't refuse to rent on that basis.
