This is something I try to live by and teach my kids if I can - "A human being should be able to change a diaper, plan an invasion, butcher a hog, conn a ship, design a building, write a sonnet, balance accounts, build a wall, set a bone, comfort the dying, take orders, give orders, cooperate, act alone, solve equations, analyze a new problem, pitch manure, program a computer, cook a tasty meal, fight efficiently, die gallantly.

I also don’t have a problem spending the money to fight for this.

we just see new investors in the forums blown away when they hit their fix big capex - a new roof, a new furnace, a driveway repair, a couple appliances going at once. 

As Randall stated, pretty much every county eliminated property tax valuations fights 5-10 years ago.

I get blown away how many times this happens, especially with STRs in that area. 

So you are fighting an uphill battle. 

About 1/3 were in limbo--neither rebuilding nor selling, while owners tried to decide what to do--sell, rebuild, or fight with the insurance company--or just didn't have the money to rebuild and didn't want to sell. 

The next day you get a RE State promulgated contract from them for full ask, but they want you to pay 2% towards their closing costs.Let's say it's a 500k house and the listing agreement is for 5%, with 2 to the sellers agent.

That is actually still challenging enough, as many clients have told us - in hindsight they were glad we talked them out of a full-blown rehab.
