You're in the Republic of Texas too, you still have the same issues.Once hit by reality thinking may change.I'm not trying to strike fear in the hearts of investors, as much as pointing out when you dance with the ugliest girl at the prom you want the lights turned down.I said it wasn't illegal.....but that may go to a point.A real good option is just to get a license!

If they are loaning you the money secured by a prom note secured or unsecured IE deed of trust or mortgage.. then the payments are interest income..

you can google prom note and do yourself  unless you have some complicated scenario.you can also buy them at any good office depot type store  same place you buy generic contracts and leases etc etc.Usury is the rate of interest that is allowed to be charged again just google in your state.but if your more comfortable having an attorney do it.. then by all means.. but certainly not necessary if you have a basic understanding of these things.

And for my strong little sister to ask for help, I knew things were severe.When I told her I was coming, she responded, “But Joey, you have to work.”But the truth is I don’t.At the get rich quick seminars, they flaunt flashy cars, big houses and expensive vacations trying to tout those things as financial freedom.

You were not buying a NOTE you were originating A new mortgage and prom note @Wayne Brooks as Wayne illustrated your confused on what gets recorded and what needs to be notarized.. the prom note needs neither notary or recordation. its the mortgage that needs both.and that fact that its not already of record means you made a new loan.. once the new loan came to light to the Senior lender I am sure there docs preclude any junior encumbrances or mortgages.

@Brian Prom Then change your area (ZIP)...you can't change the other numbers.I'm not that far from you in Livonia/Plymouth/AA/Ypsi/Redford, etc...and I find my numbers are much better than the sones you've presented.Come to our REIC in AA.
