If it exist, it's usually on SFH under $180k, and at that point, the profit is so little, it's not worth the headache.I have clients with portfolios of 15+ single families in this range, and to see them pocket $200-300/month is exhausting lol.One maintenance request erases 6 months of cash flow.

But so far I have found it to be an emotionally exhaustive process and have had zero luck.

This will probably be unpopular but you should save for a few more years even if you save enough for your down payment, if you are exhausting all your savings, you will struggle with any unexpected repairs.

We have walked away from several properties while looking and still do it today so I understand the FOMO or exhaustion of looking around trying to make something work.There will always be another place to check out.
