I am hunting these deals everyday, there are some good ones here and there.

I’m glad to hear that this is part of being a landlord and I shouldn’t take it personal, especially if it’s bot an everyday thing.

With the two lots together they could be sold for 50-75k.. im doing research all day everyday to learn more and more about real estate investing.. so much that im nearly on the verge of divorce.

I've been reading a ton here as well and am learning every day.

My husband is on site all day every day as the GC and that helps.

None of these things will bring success tomorrow, but with doing them consistently every day, I will wake up in 5,10,20,30,40,60 years and be miles ahead of everyone else.2) Never stop learningThere is only growth or decay, there is no middle ground.

What type of work will get you up everyday? 

See it everyday!  

Filling out the contract etc. is not that difficult but without being active in the market every day and having expertise that comes from doing deals all the time, beginner mistakes like this are going to be made and money is going to be left on the table every time.
