When I ran the numbers compared to US real estate, the added leverage potential here meant that it was not worth the additional hassle to continue investigating Dubai. 

When you said  "New Construction" I was assuming, wrongly" that you meant buying a newly constructed home and perhaps thinking you were getting some kind of bargain that created equity. 

In 1997, I don't fully understand why, the City of Denver paid the golf course owners $2mil to rezone this parcel as a "conservation easement" this was extremely restrictive zoning and meant it would essentially be destined to be a golf course for eternity 3.

I do outsource my Taxes, but I meant having a Real Estate Tax Accountant or a CPA who I chat with to help create me a long term strategy.

I am the founder and if the club was meant to defraud people, I certainly wouldn't invest in an office building to invite strangers into my home. 

Which meant that the banks suddenly did not have enough “safe” assets like that super-valuable & honest Treasury Paper.
