In probably a dumb move, I stayed after this property was auctioned and bid on another, a small lot next to a dentist's office and across from the railroad tracks in TinyTown, TN.

Less than 1% should be charging for it.I liken the "community" approach to teaching subto and wholesaling and "gator" lending to teaching a mass class of dentists how to drill teeth by giving each one a drill and saying to go out, find someone to practice on.

Yeah..ok...And all teachers should have kids first...All doctors should have lots of medical issues before they can practice....All dentists should have lot of dental issues before they can practice...Every waiter should owner a restaurant before they can wait tables....Every car salesman should have bought multiple new cars before selling any....I get your point..... it would be great if every realtor had to have real life home ownership under their belt, so they have that BTDT experience..... but not gonna happen

I referred a number of folks there that also got the same results.I think their PC's work great for Realtors, Dentists and other professionals.I have come to the conclusion that it has nothing to do with that company, but absentee owners and possibly some of the other niches just don't respond to that slick, beautiful glossy postcard.

umbrella 2. and under the cash umbrella are the options we talked about - your own cash, your dentist uncle's cash (private money), a local fix and flip lender's cash (hard money.)i did a BRRRR last year (that i ended up selling because it didn't appraise) and i bought it with my own cash because the purchase price was pretty low.

Like any other service (doctor, dentist, car mechanic, real estate agent, etc), there are excellent, good, average/okay, and terrible providers.
