If they don't have prior landlord references, that's a valid excuse for not moving forward with their applications - you simply want more rental history.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Without knowing your transaction history I stand by what I said.

Check credit, income, and rental history.
