Do not cut corners.

Truthfully, I am not that big on coaching programs BUT, I can understand the benefits of having someone in your corner teaching and coaching you on the ins and outs of real estate investing every week. 

Just seems like there is a facility on every corner haha. 

Not to mention the general PHX market has become expensive and people have already been looking for cost efficient alternatives in the northwest and southeast corners of the valley. 

It won't cost much to slap up two walls in a corner of the room with a door and a closet rod.

If you are going to continue buying, you really want a lifelong mortgage advisor in your corner who will help structure loans in your best interest.

I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.

But with the interest rate falling and the inflation stabilizing, they might be turning around the corner.
