There is a lot of immoral and unsavory behavior out there.

Ask yourself, if they're exhibiting this behavior now how will they conduct themselves once they become a tenant?

Only in one of those instances, did my dog simply bark at the GSD, who then charged about 30 feet to bite my dog.So, yes, there is something to breed specific behavior.  

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings.

I suspect there isn't much you can do to change the landlord's behavior or convince her to rent the property to you.
