So if you're a distressed owner in a hurry to sell, out of time or don't have the money to make repairs or compromise on inspection and repairs OR  you don't want endless showings and strangers wandering through your house, especially during covid, then an investor is fast and easy.

To "soften" or reach a compromised we agreed to ONLY have $30K of the $60K in funds be considered "OPTION CONSIDERATION" funds (giving us the EXCLUSIVE RIGHT to buy the property at the $300K Purchase price) and the OTHER $30K of funds would be STILL be given to them but we informed them that it likely will be consider TAXABLE INCOME to them.

I'd absolutely focus on quality over quantity here.My recommendation is to be diligent and narrow down your research of where based off why, let go of the regret & resentment and put some actionable forces into getting your first REI and doing what it takes to get to a 2nd without any compromise.

I assume the scam could be when you go off platform and then they can try to get you to do something to send funds or compromise your password.

If I felt that way, I wouldn't make the agreement to begin with and I work hard to communicate clearly, calmly, and effectively to keep it from getting to that point.I am also open to compromise as my lease offers me protections that I may not need to exercise in all situations to get a fair outcome.

The maturity matching the amortization means no mandatory refinance, in the context of rates more likely to go down than up, that's not a bad thing.The 60% LTV option: Some folks wouldn't want to compromise on the amortization or the rate, but they might be willing to compromise on the leverage point, which is where this one comes in.

This can be a nice compromise where the GC isn't paying for materials out of their pocket and you aren't paying for labor that hasn't happened yet.
