I'm seriously considering putting a large proportion of the proceeds from a recent rental sale into multi-family DSTs, so I'd really appreciate your experience. 

Does the tax credit proportionally reflected in the value of the property?

I am a successful real estate investor who recently acquired his real estate licence to help people achieve the same kind of success and I thought what better way then to write down everything I know into a short compact book full of important information.

As Chris noted, for all the news about how terrible they are, and a little of it is true from my post-COVID experiences walking around SF, NYC and LA, a lot of it, I think is blown a bit out of proportion.  

My understanding was that the proportion of time you occupied the home as a primary residence, prior to a sale, was equal to the proportion of the exemption you can claim but it sounds like its all or nothing.

Last time I was flying my airplane up in BC  the beetle kills was of biblical proportions  It was pretty wild to see it at 2k feet above ground level..

UDFI typically arises when debt is used to acquire or improve income-producing property, and the proportion of income related to the debt can be subject to UBIT.

I would think trying to get the lender to execute one would be exhaustive well even if you have an inner creditor ... if you have a peer street situation wont matter much as that was a cluster of epic proportions.

I would also recommend buying paper goods/cleaning products from a WB Mason or something like that for the best savings.For mattresses, I use Lucid - they are so comfortable and affordable, they also get delivered in a compact box which makes it easy.Have some type of signage out front and make sure the numbers are easy to differentiate on the property, that way its is clear and straightforward for guests.

In 5 years I expect there to be a reciprocal agreement like an interstate compact regarding wholesaling.
