I recently brought one of these situations to his attention and he became incredibly combative with me when asked to cease the action causing the liability.

I find humor is the best way to combat such.

To combat my impending anxiety, I'm choosing a cautious strategy of "little risk, little reward".

So, one way to combat this is to be liquid and be able to fund out of pocket as much as possible and limit the number of draws you take.

Also, there is no visible mold and no mold smell in the basement (there is a little on the caulking beneath a single pane picture window upstairs which I'll deal with).That didn't sit too well with the tenants as they have been looking online and finding information about how dangerous it might be, and it didn't help that the first report that I had done the inspector attached a boilerplate message recommending a full HVAC cleaning (ducting is 1 year old) HEPA vacuum, air scrubbers, double washing everything in the unit with bleach, etc. so now the tenants are being fairly combative and insisting that more needs to be done.

This needs more coverage to combat the stereotype that landlords are all greedy and need government regulation!

I once heard a stock market investor say there we’re basically two ways to invest, either betting on broad market trends or basically hand to hand combant, finding stock’s that for whatever reason were basically mispriced or had arbitrage opportunity, I think the 2010’s were basically a rising tide lifted all boats kind of market, this is definitely gonna be more hand to hand combat, finding misprised deals, mispriced sub-markets (I’m a big fan of more rural areas that simply just by there very nature have less competition and more ability to create opportunities) and focusing on execution.  

This includes individuals affected by disasters, those living overseas (including military personnel), and eligible support personnel serving in combat zones.In conclusion, while filing for an extension can provide breathing room for completing your tax return, it’s crucial to remember that it doesn’t grant an extension for making payments.
