Tenant estopple is a great place to start while you are in escrow, if you have closed escrow and did not do this stuff, you cannot backtrack.

@Kay S.Assuming you are getting title insurance (which I recommend) the closing costs will be similar to a traditional closing.

That will largely help to determine the right fit in the landlord market for someone with a portfolio. 

Does anyone have any insight into what these types of businesses are typically looking for in a partner and what I should be doing to make my space a good fit for them? 

If they are a small bank and have say $1.5mm limit does that fit you for a while?  

If this doesnt fit with your goals, it's time to bring on a partner.

Hard money lenders are going to want you to have success and will often times help you see if your numbers are close or way off. 

Net Sale - Is the contract price, minus the closing costs and commissions.Adjust cost basis - Is the purchase price, plus capital improvements, minus depreciation.

They are too close for comfortable game play.
