Is this unit in a warm climate where heat isn't important???

Just wondering how you feel about the unique challenges NOLA has relative to economy & climate change (insurance), population decline.  

I don't know how they can operate in this climate, especially with all of their challenges with this amount of overhead. 

Teak is a tropical climate tree. 

Chicago isn't going anywhere.Compare that to other cities in Florida, I think the population growth is amazing but long term with hurricanes/climate change, it will be harder and harder to own there.

With that being said, how is anyone making BRRRs work in today's climate (without heinously lowballing)?

I also lived in NV and TX for some time, and would prefer that climate, but need to make sure the financials make sense there. 

You are correct that insulation is almost certainly a bigger bang for the buck in a heating climate.

I’m in a cold climate and was having multiple tenants turning their heat up to 78 and then leaving their windows open when it was -20 outside.
