Hi BP,I am exploring a Multi Family (2Family) investment in jersey city heights (close to christ hospital). 

Not really a growth city in my opinion. 

Make sure you research rental licensing requirement per municipality as they very greatly and make some cities a real pain to deal with. 

Did the city official revise this to 3+ units?

I would pick a major tourist destination where it wasn't saturated with STR's already.That would take some research but you could google top vacation destinations and find a place you would go on vacation.
