I am still trying to figure out my buy box, but long term rentals feels like the right strategy for us.

As mentioned by @Chris Mason, Bridge Loans: These short-term loans can provide immediate financing until more traditional financing becomes available or until the property stabilizes and becomes more attractive to lenders.Interest rates and stipulations may be a pain.Out of the box here and requires a few more research, SBA Loans: Small Business Administration loans can be an option, especially the SBA 7(a) loan program, which can be used for hotel acquisitions.I heard someone  mention - Mezzanine Financing: it involves a combination of debt and equity financing, which might appeal to some investors looking for higher returns.

I have a W-2 Job, capital saved up for a down payment (or two), and a buy box based on my affordability.

This tenant is currently month-to-month and has lived in the unit for 18 months.I was in the unit six days ago and they had nine litter boxes.

I feel as though your buy box puts you in a position for more flexibility. 

The flush mount hinges are about $8 for 2 at the box stores and I think I’m getting boxes of 50 for around $60.

My buy box is C+/B- 2000 sq ft or better, no HOA, no Pool, 2.5 bathrooms or better and plenty of parking. 

When you have things that you do not know how bad they are until you open up pandora's box, it is hard to perfectly predict the cost.I'd be happy to have a more in-depth conversation if interested. 

The walls are Home Depot subway tile .69 SF I've had the boxes in my garage for a couple of years.
