I have been considering asking to buy the single family in cash to separate the deal but would like that amount to be subtracted from the purchase price while keeping the cash I would spend on the down payment the same to include the single family that way the seller gets the same amount of cash upfront.

If I bought what you are looking at, I would only buy it at a price in which is in line with how it is permitted. 

The Tenant Class greatly impacts rental income stability and property maintenance/damage by tenants.Both Property Classand Tenant Class affect what type of contractors, handymen and property management companies will work on a property.If you buy & renovate a property in Class D area to Class A standards, what Tenant Class will rent it?

Also, as this co-living thing is generally new and catching on in some cities, I would hate to have this whole strategy ruined by a new restriction set by the city for co-living or the crazy rise in mortgage cost from property taxes and be forced to revert back to the traditional route.So my question is for those that are already doing the co-living strategy; are you all buying the home purely off of the co-living cash flow, or are you all considering the cash flow from renting the home with just one tenant as well?
