Finding a boutique property manager with references might be the best move if you don't want to self-manage!

I'm scaling into a commercial property and starting a boutique hotel.

Last year I left it all and purchased a boutique STR company in Arizona.

I provide a fully furnished, private bedroom and bathroom in my apartment located in a boutique, mid-rise buiding with 5-star amenities and views of the Park & Lake.Initially, when I set out on this journey, my goal was to rent to travel nurses.

That sort of leaves more boutique, middle sized, local managers. 

I started with 3 2-family properties, then STR, almost bought a boutique motel, now back to good ol long term holds.

I've been a land broker in southern California for the past fifteen years, selling land both to the big, national builders and also to boutique builders. 

Perhaps, hiring a local co-host (or even a boutique manager) who is passionate about your property’s brand might be the sweet spot.PS: One interesting fact—Evolve’s 10% fee often excludes local vendor costs like cleaning, which can add up to an additional 10-15% of revenue.

I recommend going with a boutique local manager or even self-manage (it's not as intimidating as it may seem, and profit levels skyrocket).

In my area it's a mix of boutique local commercial shops and the big national players.
