You should post this on Medium but I’m sure those in the RE education business (arguably racket) would attempt to undermine the knowledge you shared today.I’ve been doing this for 20+ years and knowing what I am and when I’m in the other categories has enabled me to be relatively successful in Real Estate.

The heavy up will be with a licensed contractor.I live in a state where licensing is kinda a racket and I come from one without licensing at all, so I'm a bit curmudgeonly, I admit. 

It's not like reputable hard money lenders are running some secret racket where you find out nothing was as it seems.

The quarterly, annual, electronic keys, continuing education does get a little old, but the agent game is still a great racket if you are actually able to put deals together.

I can't shake the feeling that this is bit of a racket, especially given a) the infrequent issues and b) the low, low cost of fixing the majority of problems.

Not to mention the county for re-assessment of property taxation.How about offsetting the other potential felonies that can arise such as mail fraud, racketeering, false statements (HUD & Conventional) To suggest a transaction that may come to head with a DOS clause is one thing, however to purposely create or direct actions to conceal such an event is entirely different.

According to the tenant they are making a gawd-awful racket at night.

Wait until you're doing a commercial apt purchase and the golly-gee  mirror to your PP 'estimate of value' costs you $3500 for the privilege.It's a racket, really.
