The obvious ones that everyone knows all too well were CA, NV, AZ, FL and my state MI (due primarily to the big three automakers), but it is my understanding (or at least perhaps my misguided belief) that some states were hardly affected at all, such as IA, KS, NE, WY.

So, all in all, unless there is a change political will to bypass lobbyists in decision making, it is hard to see change.Moving on to Hydrogen fuel cells for energy to drive cars and energy production is something Japan and Japanese automakers are pushing for.

It was easy to see once you see the decline of the Big Three Automakers over the decades.The fact is that NYC is diverse in virtually all Verticals, making it actually a safer bet than a one trick pony town like Detroit was back then.So, as long as I am investing in a City and Neighborhood that is Diverse Economically, then I only need to worry about the the rest of the areas which could impact my portfolio.I'm an Expert in my very specific locality.

the other real big issue is charging stations Tesla has 14k of them and US auto makers NONE  and Tesla adds 6 every day.. now you have after market charging stations popping up and there will be a big niche there.. plus Tesla is ground up and miles ahead of Legacy I think ..

SUV to do the same thing (get from point A to point B) that the footmobile or a 50 lb bike allows one to do.Almost all automakers had no problems selling these profit machines, along with NO intention of a fuel efficient alternative.This addiction if further fueled by the oil companies who are basically the "Wal-Mart" of energy; if they get 50M drivers to buy "acceptable" gas at $3/gallon, then they make a small (relative) profit on a high volume of consumption.Couple that with the groundwork the automakers laid many years ago by essentially killing anything that resembled a halfway decent public transportation system, and here we are today.2.

I really want people to be able to do 10 year projections and understand the FUTURE CASH FLOWs, not just today's cash flows.It just makes you incredibly rich when you have all the information and have chosen the right area.But I do want to tell a little story when I was teaching back in 2006.Back then I taught my own classes in various private studios for classes.I taught in one studio while there were a lot of other RE related classes going on.The Math was difficult, so I never drew a crowd.However, the Cash Flow Now classes were Bigley popular.There was one that not only taught the Cash Flow now, but then chartered buses to take you to the best cash flow places.One of MY students decided to leave my class for theirs.Years later, he came back to me and told me ALL of those students were bused to Detroit and around Michigan, but close by Detroit to find Cash Flowing properties.You can envision the outcome when the Financial Crisis hit and Detroit eventually wound up going bankrupt.All those members of the other class had to do is look at the 3 big Auto Makers and know how bad they were doing to predict their future.
