Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can.

If I try to combine everything into one, ol would that be viewed negatively to any potential client? 

I have been referring the people to the prequalification form that RentRedi uses prior to setting up a viewing.

The unobstructed water views for both front STR units can be challenging to determine additional value compared to other 3-unit properties without views.

Side note, it is considered in some states illegal to reverse late charges because it can be viewed as discriminatory for reversing one tenants late fees and not another's. 2.

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22.
