True investors never ever stop.I'm 22 and my eyes just opened up to the world of REI about a month ago and since then read as many books as I could get access to ranging from thinking like an investor, real estate, land-lording, accounting, law, taxes, marketing, negotiating... coming across BP was just the icing on the cake and overwhelmed me of the wealth of information that was on here to add to my arsenal.

Ask them to get rid of the animal or you will evict, file the eviction if the animal is not out in 24 hrs, after you file the eviction application again ask if they will get rid of the animal, move or be evicted.....their choice..Intimidation is a under utilised tool in a landlords arsenal.

Really that simple.Of course, the pitfalls are:- Extra time/effort/risk in permitting- Extra holding costs- More risk to the budget- More risk to the project if you're experienced/comfortable doing additionsI think this is something that any serious rehabber should have in their arsenal, as when inventory gets tight, these types of deals are often the ones that are available/profitable.

For the locals in the area that might be able to help pinpoint areas of focus here --- think if you were an established hard working professional (not CEO or independently wealthy) working at for example -- Redstone Arsenal, NASA, Military, one of the Universities or major Hospitals, the airport, a local lawyer, dentist, fireman, police, teacher, business manager, small business owner, corporate executive, etc, etc..
