For pure investment the best strategies in CO are Co-Living and Furnished rentals in my opinion.

This includes structural components of the building.

Finally from a purely from a cash outlay prospective short term, you could rent a house with roommates and your payment would still probably be Lower than house hacking because rates are so high, over the long period 5-10 years obviously it would cheaper ti buy, hope that makes sense 

Its this sharp depreciating component which has always prevented such a purchase.  

If you can find practice tests, that is my recommendation - that is what I did after taking the required time component and did not have any issues passing the test. 

Then these are applied to all properties in that area of the city.
