Including being affiliated with the same company they both funnel students to in order to overcharge them for services they don't need.

Technically it would be best to get a C Corporate or S Corp. to flip properties and since you are considered a dealer if you do several properties a year and this could have negative tax consequences in an LLC.

One thing I would mention is if you go the DST route, speak to an Investment Advisor and a Broker/Dealer.
