it looks like a hopless situation for me.I had all of my life savings put in Yucca Vally short term rentals In  early 2022. got 4 nice villas at 20% equity. then 2 things happened: rates went up and demand for vacation rentals in that location went WAY down.

I'm looking to invest around 300k on a beach villa in the Dominican Republic ( Gated Expat/ tourist community or buy something in the US.

I own a travel agency and have monitored booking calendars similar to our villa for 6+ years, and knew the ROI would be there.

I'm specifically interested in their light steel villas and container houses for assembly in the US for multifamily or single family houses/apartments. 

Currently, I manage three villas for rent.

This is through effective marketing (15+ channels including Airbnb/VRBO/Marriott Homes & Villas/Booking.com/Homes2Go and more, as well as a revenue manager, 24 hour guest communication etc.

Boutique smaller PM companies are without a doubt the best option for owners right now and many owners are learning that the hard way after having bad experiences with Executive Villas and the like.  

I like the way they operate, basically they build villas , which they sell to private buyers who in turn gives it to the resort to manage when they are not using it themselves.
