You can't go to Vegas and expect to be reimbursed for your gambling losses.

Then the person is soured on gambling on real estate and not around here to answer questions. 

Until you get better clarity on those answers, you are more likely gambling instead of investing.

Most gurus have their clients journey end the moment they send them the money, they join a facebook group - have overseas VA;s moderate it and provide some old videos that get repurposed.Those who are new and thinking they are creative typically get crushed as they are gambling not investing.

Without a solid plan, fix & flips would be huge gamble.

Actually, in comparison to a drunk, drug addict or gambling addiction, it is better to hit concrete and go to zero than try to stop at the bottom 10% and try to save us.2.  

I'm not saying you can't make a decent return on rentals - I and many others here have done great with it - but if you have a well-functioning, profitable business that you know, why would you gamble money into Memphis *******es, to put it bluntly? 

@Barre Gambling I am curious... in your opinion, is our area in central NC underserved outside of the Raleigh-Cary-Durham MSAs?

People have failed twice now with the housing bubble and the recent meteoric increase in rates because they were gambling with the rates to save a percentage point.  

Should I gamble on this or look into how to file a class action lawsuit against the State of California and the Judicial Council?
