They barely lasted in California (they are based on London).The challenge is (1) you are assuming all listings have open houses and (2) there are a lot of moving parts that can happen behind the scenes.

I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

I have done some deals that barely have a little positive cash flow in neighborhoods that I know very well and know that the house should appreciate well and that I will have no problem always finding great tenants.Hope all this helps.

I'm in very similar position, looking to start my RE investing journey around Boston area and facing struggle to cash out on my stock portfolio to try to get a MF, that using BP analysis tools, will be barely break even...even in slightly farther surrounding areas. wishing us both luck though!
