$300K is a lot of credit card debt and probably didn't happen overnight (unless it is medical bills). 

Lenders want collateral that can't be picked up and moved overnight.

For overnight rentals, functionally it is a bedroom.

But hey, it's not gonna disappear over night either. 

As long as you keep track of everything and report correctly you should be good to go.I'm always in the camp to Keep It Simple Stupid when it comes to running stuff through LLCs until you hit a certain critical mass of assets and/or income.Hope this helps!

Maxwell residential is typically a lot of weekends and some nights but can be better than working over night etc. with your current job.The first year or so in the business you are really searching for what is your path of interest in real estate?

It's a great market for LTR due to Camp LeJune (marine base) being here & the attraction of coastal living.

Also anyone know if you can list it on AirBNB as an experience not for overnight stays?

Are you going to use it....hunt it, camp on it, farm it, mine it, or what.Many of these I see like in Hudspeth county for example are probably nothing but a headache, not an investment.
